Preparing your Home for Real Estate Photography
Much of home buyers today start their search online, so it is very important to make the first impression count. Our goal is to help present your home in the very best way possible. Please follow these tips below in preparing your home for the best real estate photos possible. The Photographers are not required to do these steps, we ask you to prepare the home prior to the arrival of the photographer.
⧠ Clean and dust the whole house (vacuum carpets, mop floors, clean countertops, clean windows, fridge, oven, stove etc.)
⧠ De-clutter, less is best!
⧠ Remove excess furniture and knick-knacks.
⧠ Remove any holiday décor or schedule the shoot prior to decorating (No matter what holiday, decorations in the photos date the home and your listing).
⧠ Remove half or as much personal family photographs and family names
⧠ Turn off all television’s and computer screens
⧠ Turn all lights and lamps on (your photographer will turn any lights off if necessary)
⧠ Replace all burnt out light bulbs. Good lighting is key! (use bulbs of the same temperature, white light is best)
⧠ Turn off all ceiling fans (don’t forget to dust these too)
⧠ Open all window shutters, blinds and curtains
⧠ Make all beds
⧠ Remove all small floor rugs to reveal natural flooring (large area rugs are acceptable)
⧠ Clear kitchen counter tops. No counter top microwaves or toaster ovens (leave a max of one appliance per counter top area)
⧠ Remove dishes from sink, place in dishwasher
⧠ Clear outside of refrigerator front and sides of magnets, papers, photos, etc.
⧠ Remove table coverings, dust and polish table top (use decorative place settings if available)
⧠ Feature one center piece such as flowers.
⧠ Straighten and space all dining chairs evenly
⧠ Remove any child booster chairs and high chairs
⧠ Remove medications from visible sight
⧠ Remove garbage cans
⧠ Place toilet lids down
⧠ Clear bathroom countertops of all toiletries
⧠ Remove dirty towel and put fresh, neatly folded towels out
⧠ Remove items from shower- shampoo, conditioner, body wash, etc.
⧠ Remove all child and pet's toys
⧠ Remove all signs of pets inside and in the backyard (bowls, bedding, toys, etc.)
⧠ Remove cat litter pans, if possible.
⧠ Confine any animals, if possible.
⧠ Remove garbage and recycling cans, gardening tools, etc. out of sight
⧠ Set out patio furniture with cushions (ensure they are clean)
⧠ Tidy up outdoor tables (place one center piece such as flowers)
⧠ Open patio umbrellas
⧠ Clean pool and remove pool vacuum/hoses
⧠ Turn on pool lights, fountains and other water features
⧠ Be sure all doggie waste is cleaned up
⧠ Sweep driveways, sidewalks and patios
⧠ Remove visible water hose or neatly coil up near spigot
⧠ If in season, uncover grills, pools, spas, and hot tubs (ensure they are clean)
⧠ Remove vehicles (cars, boats, RV’s, motorcycles etc.) from driveways and do not park directly in front of the home.
